Below is a brief overview of our terms; please ensure to review the full terms and conditions on this page before confirming your booking.

Booking Confirmation

A booking is confirmed only after the proposal is signed and the cleared balance or a minimum fifty percent deposit is received. Read Clause

If booking within 30 days of the start time, the full balance is due within 24 hours of signing unless UniQ Studios confirms different terms in writing. Read Clause

The full balance must be paid at least 30 days before the start time or the booking may be terminated without refund. Read Clause

Booked hours include set up, take down and cleaning. Arriving late does not extend the booking. Overtime and extra cleaning may be charged and may be deducted from the security deposit. Read Clause

Attendee numbers include all guests, staff, suppliers and vendors. Rates depend on total attendees. Exceeding the agreed maximum can lead to extra charges, loss of the security deposit, refusal of entry or termination. Read Clause

A refundable security deposit is required and may be retained for breaches, damages, extra cleaning, extra attendees or overtime. The lead guest must present photo identification. Read Clause

Hired equipment must be used responsibly, not altered, and returned in original condition. Clients are liable for loss or damage. Read Clause

Clients are responsible for any damage, loss or breakages. UniQ Studios is not liable for consequential loss. Read Clause

Rebooking and cancellation fees apply based on notice periods. See the full terms for percentages and timelines. Read Clause

Keep noise to reasonable levels. No loitering outside. Music must cease or be very low by the agreed finish time and no later than 11 pm unless agreed in writing. Read Clause

Parking is limited and must follow the numbers agreed in advance. Guests must not park outside designated areas. Read Clause

Events require prior written approval. Some events require approved security staff, guest lists and identification checks. Read Clause

CCTV operates for safety and insurance. Read Clause

UniQ Studios may refuse entry, suspend or cancel bookings for breaches, security concerns or legal reasons. Breaches can result in termination without refund and loss of the full security deposit. Read Clause

Terms may be varied. United Kingdom law applies. Read Clause

1. Booking Confirmation and Payment Terms

1a. A booking is considered as confirmed once the booking proposal contract has been signed AND after UniQ Studios receives cleared balance payment OR min 50% deposit.

1b. Clients are liable to pay the booking costs specified in the quote/proposal contract or cancellation fees once it has been signed and must make full balance payment (if the booking is made within 30 days of the booking start time) or min 50% payment within 24hrs of signing the booking proposal (unless alternative payment terms have been confirmed by UniQ Studios in writing).

1c. Clients must make a full balance payment on or by 30 days before booking start time (including any agreed security deposit before arrival), and failure to do so will result in termination of the scheduled shoot without refund or notice (unless alternative payment terms have been confirmed by UniQ Studios in writing).

1d. Agreed security deposit payment is due any time before the booking date.

2. Booking times

2a. Booking times are to start as per confirmed time and if a client is late, booking fees are incurred from the agreed booking time.

3. Set up / take down and finishing time

3a. Clients must include or pre-book set up and take down/clean up time within the hours booked, to avoid additional charges or loss of security deposit.

3b. Guests must fully vacate the premises, grounds and car park within your stated finish time. Please ensure you finish on time and allow enough time for your guests to vacate to avoid additional charges or loss of security deposit.

4. Cleaning & leaving the Space in a Reasonable State

4a. Event space must be left in a reasonable state at the end of client bookings to avoid additional cleaning charges (at the discretion of UniQ Studios).

4b. For large events, we have standard cleaning charges (rate to be agreed before booking and is depending on the size and nature of the booking, and space being booked). The cleaning charge is based on leaving the space in a reasonable state and a higher rate is chargeable if the space is left particularly dirty. Any additional cleaning charges are taken out of security deposit payments.

5. Number of Attendees.

5a. The number of Attendees is defined as the overall total people that attend and NOT the number of people at a time, this also includes vendors, suppliers or any additional staff.

5b. Clients must abide by booking requirements agreed in advance for the total number of attendees.As our rates are dependent on the total number of attendees, an increase in attendees will incur relevant additional charges and/or a full or partial loss of your security deposit.

5c. Maximum number of attendees is stated in the “additional items” of your agreement with additional charges up to the maximum permitted number of people for your booking. If no maximum is outlined in the additional items of the agreement, the maximum amount of additional people over the agreed amount in your booking is 1.

5d. We have a maximum number of attendees, which must not be exceeded. The full security deposit will be lost if you go over the maximum agreed number of attendees and we reserve the right to refuse entry or terminate a booking if space is at capacity.

5e. We currently have a maximum of 18 attendees for an overnight stay at Emerson Park Villa (unless otherwise confirmed in writing by UniQ Studios)

30 PEOPLE IS THE MAXIMUM OVERALL CAPACITY AT EMERSON PARK VILLA, BOOKINGS THAT EXCEED 30 PEOPLE WILL BE ASKED TO LEAVE IMMEDIATELY WITHOUT REFUND AND A FULL LOSS OF THE SECURITY DEPOSIT.

FAILURE OF CLIENTS OR THEIR GUESTS TO ABIDE BY OUR TERMS (IN PARTICULAR TERMS RELATING TO THE NUMBER OF ATTENDEES, PARKING, NOISE AND LOITERING IN EXTERNAL AREAS) MAY RESULT IN A CANCELLATION OF BOOKING WITHOUT REFUND, AN AUTOMATIC LOSS OF THE FULL SECURITY DEPOSIT AND ADDITIONAL FEES.

ANY BREACH OF OUR TERMS AND REFUSAL TO LEAVE WILL RESULT IN POWER BEING CUT TO SHUT DOWN MUSIC DEVICES AT THE PROPERTY AND POLICE WILL BE CALLED.

6. Security Deposit and Photo ID

6a. We have a refundable Holding/Security Deposit (rate to be agreed before booking which depends on the size, and nature of the booking). The security deposit will be returned at the end of the booking, unless where terms are breached (minus any deductions due to damage, additional cleaning fee, additional attendees or overtime).

6b. Security deposits are held as security against breach of terms. The full amount will be lost if any stated terms are breached by the client or their guests.

6c. For security purposes, the lead guest will be required to produce a Photo ID to confirm bookings. Additional guests may be required to produce photo ID at management’s discretion.

FAILURE OF CLIENTS OR THEIR GUESTS TO ABIDE BY OUR TERMS (IN PARTICULAR TERMS RELATING TO THE NUMBER OF ATTENDEES, PARKING, NOISE AND LOITERING IN EXTERNAL AREAS) MAY RESULT IN A CANCELATION OF BOOKING WITHOUT REFUND, AN AUTOMATIC LOSS OF THE FULL SECURITY DEPOSIT AND ADDITIONAL FEES.

7. Minors

7a. Clients must ensure that all minors under the age of 16 are always accompanied by a chaperone. Minors must have parent or guardian’s permission to be at our premises, and/or to be photographed or filmed as relevant.

8. Use of Equipment

8a. If your booking comes with lighting, sound or other equipment, all equipment used must be returned promptly at the end of the hire period in the original condition. The client is liable for repair or replacement cost for any missing or damaged equipment.

8b. Clients may not, without the written consent of UniQ Studios; remove the equipment from the premises; modify, alter or tamper with the equipment in any way; use the equipment in a manner not recommended by the manufacturer, nor allow the equipment to be used by any untrained or unauthorised personnel.

8c. Any required equipment, prop or add-ons must be requested and added to the booking in advance to ensure availability. We cannot guarantee the availability of any equipment or prop where it has not been specifically requested, confirmed and added to your booking (listed in the booking confirmation email within the inclusive extras section).

9. Breakages, Losses and Damages

9a. Clients are responsible for any breakages, losses or damages caused to the premises or equipment; may it be by the client or any other person(s) during booking time.

9b. All equipment used is at the risk of the client. UniQ Studios shall not be liable to the client for any loss, damage and expense or for any consequential loss (including loss of profit), arising out of or in connection with; any damage to or loss of property by the client or third party; any breakdown, stoppage or failure of the facilities/equipment provided by UniQ Studios

9c. Alterations or additions to our premises or equipment are not permitted without prior written consent.

9d. Clients must check any equipment provided and must notify UniQ Studios at the time of supply if the equipment is damaged or if the condition of the equipment is not acceptable. The client is responsible for any breakages or damage if UniQ Studios was not notified at the time of supply.

10. Booking Changes and Cancellations

10a. Booking times can be changed with RE-BOOKING FEES, as stated below, which depend on the notice time provided:
• 30 days or more notice time provided (from start time of booking): Rebooking fee equal to 10% of total booking fee
• Less than 30 days and more than 7 days’ notice time provided (from start time of booking): Rebooking fee equal to 25% of total booking fee
• Less than 7 notice time provided (from the start time of booking): Rebooking fee equal to 50% of the total booking fee

10b. Bookings can be cancelled with CANCELLATION FEES, as stated below, which depend on the notice time provided:
• 30 days or more notice time provided (from start time of booking): Cancellation fee equal to 25% of total booking fee
• Less than 30 days and more than 7 days notice time provided (from start time of booking): Cancellation fee equal to 50% of total booking fee
• Less than 7 days notice time provided (from the start time of booking): Cancellation fee equal to 100% of the total booking fee

11. Termination

11a. UniQ Studios may terminate any booking or hire contract if the client is found to be in breach of any of the terms and conditions.

12. Littering and Waste Disposal

12a. Clients must not litter outside of our premises, approaching roads/pathways or within the car park area. Guests must put all litter in internal bins or in specified rubbish and recycling skips. Additional bin bags will be provided and clients are responsible for ensuring all waste is disposed of within provided bins and outside spaces are kept clean and litter-free. Failure to do so will result in additional cleaning charges, and/or loss of security deposit.

13. Photography and Filming in External areas

13a. The use of drones for photography, video or other purposes is not permitted unless writing permission has been granted by UniQ Studios.

14. Parking

14a. We are currently only allowing limited car parking spaces and we aim to minimize the traffic of cars coming and going from the property. The total agreed number of cars permitted includes taxis and drop-offs so all guests must arrive in a maximum number of specified and agreed cars.

14b. Guests are not permitted to park at car parks, neighbours’ car park spaces, or any areas in the external of the property’s boundary walls and allocated spaces (unless otherwise confirmed in writing by UniQ Studios).

FAILURE OF CLIENTS OR THEIR GUESTS TO ABIDE BY OUR TERMS (IN PARTICULAR TERMS RELATING TO THE NUMBER OF ATTENDEES, PARKING, NOISE AND LOITERING IN EXTERNAL AREAS) MAY RESULT IN A CANCELATION OF BOOKING WITHOUT REFUND, AN AUTOMATIC LOSS OF THE FULL SECURITY DEPOSIT AND ADDITIONAL FEES.

15. Noise and Loitering

15a. Amplified music can be played inside the premises (with maximum volumes at the discretion of UniQ Studios). Noise levels outside of our premises must be kept to a reasonable level during bookings (at the discretion of UniQ Studios). Clients are asked to consider other occupants and neighbouring residents when using our facilities.

15b. Music must be turned off or played at a very low volume (at the discretion of UniQ Studios) by your agreed booking finish time or by 11pm at the latest and noise levels must be minimised to a low and reasonable level after this time to not disrupt or cause inconvenience to nearby neighbours.

15c. Amplified/loud music must not be played in the exterior of the building or within the gated development, except where permission has been granted in writing by UniQ Studios (with maximum volumes at the discretion of UniQ Studios).

15d. To not disrupt or cause inconvenience to nearby neighbours, Clients must ensure that noise levels are kept low and reasonable in the exterior of the premises. This must be strictly adhered to when within or near the shared car park area or near neighbouring buildings, especially after 9pm.

15d. To not disrupt or cause inconvenience to nearby neighbours, Clients must ensure that they do not loiter in the exterior of the premises or at the front of the building which is visible to passersby. This must be strictly adhered to when within or near the shared car park area or near neighbouring buildings, especially after 9pm.

15e. No DJs, DJ equipment or live bands are allowed (unless otherwise confirmed in writing by UniQ Studios).

FAILURE OF CLIENTS OR THEIR GUESTS TO ABIDE BY OUR TERMS (IN PARTICULAR TERMS RELATING TO THE NUMBER OF ATTENDEES, PARKING, NOISE AND LOITERING IN EXTERNAL AREAS) MAY RESULT IN A CANCELATION OF BOOKING WITHOUT REFUND, AN AUTOMATIC LOSS OF THE FULL SECURITY DEPOSIT AND ADDITIONAL FEES.

16. Non-Solicitation

16a. Clients will not directly, indirectly, or on behalf of others; solicit, induce, recruit, encourage or otherwise endeavour to cause or attempt to cause any employee, previous employee or consultant of UniQ Studios to perform any business/services to the Client, or to terminate their relationship with UniQ Studios.

17. Monitoring

17a. We operate CCTV across all our spaces as part of our insurance requirements, and for the security and safety of clients and staff. Internal Cameras and Poolside cameras are turned off for overnight stay bookings to protect client’s privacy.

18. Ticketed Events

18a. We do not allow ticketed events (unless otherwise confirmed in writing by UniQ Studios)

19. Events – Security and Identification of Guests

19a. All events (unless otherwise confirmed in writing by UniQ Studios, at the discretion of Management) require our SIA-trained security personnel to be present, primarily to control the number of people and cars entering the property and the development. The number of security staff depends on the nature of the event and the number of guests. Agreed costs for security are to be paid by Clients.

19b. For all events we require a guest list with names of all attendees 3 days in advance (unless otherwise confirmed in writing by UniQ Studios). To be allowed access into the development, guests will need to present a photo ID (passport, driver’s licence or identification card) and we will take records of these to maximise the safety of all guests, staff and residents in the development.

19c. For all events we require a list of cars (registration numbers) that are to be allowed access to the development. We have limited parking spaces at the property and these should be reserved for the hosts and VIP guests. We are only able to guarantee 6 car parking spaces at the property (unless otherwise confirmed in writing by UniQ Studios) and guests are advised to travel via Taxi or Mini Bus.

20. Rights of the Venue Management

The Venue Management reserve the right to:

20a. Prevent access or remove from The Premises any person or persons acting in a way which in the opinion of The Venue Management may cause a breach of the peace, cause harm to others or cause damage to The Site.

20b. Prevent access or remove from The Premises any person who in the opinion of The Venue Management, or appointed security staff, unreasonably refuses to permit himself and his possessions to be searched upon entering The Premises or poses an actual or potential security risk.

20c. Suspend or control any situation, activity or event to such extent as The Venue Management may consider necessary, where in the opinion of The Venue Management The Hirer is in material breach of The Hire Contract and/or these Terms and Conditions.

20d. Remove from The Premises and to dispose of any waste, equipment, goods and other materials brought onto The Premises by any person regardless of their nature, state or condition if they have not been removed at the end of The Hire Period.

20e. Cancel a booking on the day, where in the opinion of The Venue Management or Authorities the type event differs from the one stated on the contract. (eg: Not declaring ticketed or promoted event).

20f Cancel a booking where the guest numbers have exceeded the agreed quantity. The Hirer agrees to fully cooperate with The Venue Management and the Client will not be entitled to any refunds for the remaining portion of the booking.

20g. Cancel a booking when advised to do so by the Police or other government agency, or where proceeding with the event will constitute the breaking of UK Law.

20h. Cancel a booking where terms have been breached and the Client will not be entitled to any refunds for the remaining portion of the booking and will be liable for any additional fees incurred.

21. Indemnity And Damages

21a. The Hirer shall indemnify The Venue against all liabilities, costs, expenses, damages and losses suffered or incurred by The Venue Management arising out of or in connection with:

21b. The Hirer’s breach or negligent performance or non-performance of its obligations under The Hire Contract, including these Terms and Conditions.

21c. Any claim made against The Venue Management for actual or alleged infringements of Intellectual Property Rights or Copyright Laws arising out of or in connection with The Hirer’s event.

21d. Any claim made against The Venue Management by a third party arising out of or in connection with the supply of goods and/or services by The Hirer (or any employee, agent or sub-contractor of The Hirer) to any person at the event.

21e. Any claim made against The Venue Management by a third party for death, personal injury or damage to property arising out of or in connection with the Hirer’s event, to the extent that the same is attributable to the acts or omissions of the Hirer, its employees, agents or subcontractors.

21f. The Hirer is responsible for any damage done to The Premises, including (but not limited to) damage to technical equipment, furniture, fixings, floors, walls, windows and doors during The Hire Period caused by the actions or omission of The Hirer its employees, agents or subcontractors. The Hirer shall be fully liable for the cost of making good all damage to The Premises together with a daily fee of 150% of the Hire Fee for The Venue and or Equipment which are out-of-use whilst any repairs or reinstatements take place.

21g. The Hirer shall be responsible for the security of possessions and equipment belonging to its employees, agents or subcontractors.

22. Variations

22a. These Terms and Conditions are valid at the time of booking and are subject to variation. Clients will be notified of any variations before the booking.

23. Applicable Law

23a. The laws of the United Kingdom shall govern all agreements.
